View Full Version : Renting out my timeshare
I have a floating week timeshare for a decent family resort in Orlando. But we don't use it enough to be worth it, and I want to get rid of it. However, my husband already paid the dues for this year. So I was thinking about trying to rent it out for a week by posting it on Craigslist. I have no idea how to transfer my week to someone else's name--is there paperwork I need to file, or do I just reserve the week and indicate the names of the people who will be using it? I also want to be sure that there are no potential dangers of renting out my week to someone else (ie, if they steal towels from he resort, will I be charged?). How do I go about this? Is there other special advice about renting out timeshares that I should know?

Renting isn't that difficult. Depending on your resort, you may only need to inform the resort that a "guest" will be using your week that year. Different resorts have different rules. Try to avoid paying a guest fee. You may only need to fax over a note from you telling the resort the name of the party using your unit. Typically the person checking in must have their card imprinted as a deposit on damages. Again check with your resort and see what their policy is on guests, damages, etc. Keep in mind you will likely be responsible for any damages if for some reason the guest cannot pay.
For your protection, it would be wise to download some kind of basic rental agreement that you and the tenant will sign and agree to certain things. Points such as the tenant will follow the rules of the resort, is responsible for any and all damages, what rate they will pay, who is responsible for taxes and "other" hotel/resort fees, etc.
Common sense is all it takes. Most people just want to enjoy the vacation, not see how bad they can trash your unit.
